SPECIAL FEATURES

ARCHITECTURAL:

Main facade and main entry in a large curved radius curtain wall in anodized aluminum and reflective blue glazing.  Sun shade over the main facade in anodized aluminum tubes.  Main facade in flat anodized Alpolic aluminum and cantilevered front canopy with recessed lighting, and lighting over the windows.  The office section is on one floor in the form of a “L” with a mitoyen wall to the laboratories.  Main entry has raised ceiling with specialized lighting.  The office section has 20,000 sq. ft. of finished office space for 100 employees.

MECHANICAL:

Heating and air conditioning by gas-fired roof top units in several zones and computerized energy saving systems were installed using graphic outlines and Orcaweb software, which allowed all controls to be centralized for the heating, lighting, and security access by card readers

STRUCTURAL:

Conventional steel structure at three different heights.  The steel structure in the lab and workshop area was designed to receive 2 – 10 ton rolling overhead cranes.  The section of the workshop and atelier was specially designed and separated structurally to stop all vibrations and noise transmissions to the offices by the workshops. The structure was designed for a future extension.

ELECTRICAL:

Electrical entry of 600 amps with provisions for a future upgrade to 1,000 amps including all underground conductors and padmount transformer, and metal halide lighting, non-reflective lenses.  “Daylight type” florescent fixtures in office space.  Incandescent recessed fixtures for the conference rooms.  Underground conduits on pedestals to supply the conference room tables.

CONSTRUCTION TIME:

6 months

 

PARTICULARITIES

The project was located in a new section of the Magog industrial park.  Therefore, the work was begun prior to the actual road access being installed, and a temporary road was built for construction access. Also, as it was a “Fast-Track” project, the construction began prior to completion and coordination of all working drawings.  Nevertheless, the overall original budget was maintained to within 2.5%.
