PARTICULARITIES

This complex renovation was required to take place without disturbing or inconveniencing any of the elderly and disabled long-term hospital patients. Therefore, the phasing and security of the work was critical. All access for construction demolition was required to be performed from the exterior. Therefore, a full time scissors-lift crane was used with special security and direct passages from the interior. All specialty bathing areas and washrooms were demolished totally and rebuilt with new walls,

floors and ceilings. All plumbing, mechanical and electrical was changed and all ceramic tile finishing (floor to ceiling) and bathing fixtures were installed (hi-pressure whirlpool baths). All finishes in the chapel were demolished and re-built. High level millwork. Complete works were done without any interruption of the daily activities of the hospital

The entire interior was “custom-designed” high tech finishes with low static floors and walls. Raised computer floors were provided in certain areas. All toilets and main stair were ceramic tiles finishes

MECHANICAL:

The entire building was to have 22 separate zones controlled with V.A.V. boxes; a fresh air system, central humidification and energy management system were also included. There was one complete air change per hour in the factory portion. The building was completely sprinklered. All washrooms were high quality commercial type fixtures. The building was heated with gaz and supplemental electric baseboards

STRUCTURAL:

The building was a steel structure with “poured in place” concrete slabs and with reinforced concrete foundations

ELECTRICAL:

The new main electrical entry was 800 amps, 347/600 volts with a 45 KVA transformer. All fluorescent lighting in the offices with glare-proof computer lenses

The building was constructed in a very mountainous and forested  region thus necessitating critical layout of base building and infrastructures.  Careful planning of floor elevations and parking areas produced a magnificent holiday resort.  The building is built completely of pre-fabricated wood structural modules, and load bearing walls sitting on conventional concrete foundations.  The property also benefits from an indoor pool c/w water slides and water games.  The facades are composed of real cut stone and “hardy planking”

Central air conditioning for common areas, corridors etc. Individual air conditioning wall units for rooms and conference room.  Specialized “Dryotron dehumidifying system” in pool area.  Sprinkler fire protection throughout.  Garbage chute on all floors.

PARTICULARITIES

All architectural, structural, mechanical and electrical design coordination and permit approvals were the responsibility of TRIDOME, on a “Design build” basis.

 

The building being set on an undeveloped mountainside, it was necessary to build a new City road with all its infrastructure such as, water, sewer, gaz, fire protection, electricity etc. to service the new property.   This road was built by TRIDOME and then given back to the City of Ste-Agathe-des-Monts.

 

All floors are sound insulated with 2” of concrete over the plywood, and the Plenum space in the floor with sprayed insulation.  All walls between rooms are sound insulated with 2”x6” wood studs, and the space filled with batt insulation and 2 layers of 5/8” gyproc on both sides, screwed to resilient bars

The entire main lower lobby and Cummings Hall were totally gutted to the original exposed structure. New coffered ceiling in the lobby and curved ceilings in the main hall were built. Due to the fact that the original design was “over budget”, Tridôme proposed several “cost saving” measures which enabled the project to proceed – including the complete re-design of the ceiling in the main hall. There were several new solid mahogany “built-ins” including the bar, the cloakroom area, and display cases.

Complete new distribution system for air conditioning and heating.

STRUCTURAL:

New full span beams to eliminate several columns and new openings in bearing walls.

ELECTRICAL:

Complete new wiring of entire hall and entry area with new high quality suspended fixtures and wall sconces.

This new free standing, “column free” soccerplex is the 1st one to be built in the municipality and is designed to play “2 aside” teams.  There are also separate areas for golf practice and driving range.  The soccerfield  itself is built on a compacted gravel area with new specialized soccer-turf integrated with a synthetic granular material.  The office area is above the ground level-locker rooms.  There is a special ventilation system integrated with the solar heating system and the infra-red technology.  The solar panels are the newest “SOLARWALL” technology of approximately 2000 sq.ft.

This extension to the existing store was performed while keeping the day to day activities uninterrupted.  Minimum disturbance was permitted to the pedestrian circulation of the store itself.  The new  building was built totally from the outside first, and then structural connections were made, and the demising wall was demolished at the very end on a weekend.  The entire parking area was re-sloped and a new underground drainage system installed, connected to the existing.

MECHANICAL:

Extension and addition to existing HVAC services.

STRUCTURAL:

New foundations, steel structure and steel deck.  Specialized structural beams and supports for the additional snow loading were created and connected to the existing steel.

ARCHITECTURAL:

Main facade and main entry in a large curved radius curtain wall in anodized aluminum and reflective blue glazing.  Sun shade over the main facade in anodized aluminum tubes.  Main facade in flat anodized Alpolic aluminum and cantilevered front canopy with recessed lighting, and lighting over the windows.  The office section is on one floor in the form of a “L” with a mitoyen wall to the laboratories.  Main entry has raised ceiling with specialized lighting.  The office section has 20,000 sq. ft. of finished office space for 100 employees.

MECHANICAL:

Heating and air conditioning by gas-fired roof top units in several zones and computerized energy saving systems were installed using graphic outlines and Orcaweb software, which allowed all controls to be centralized for the heating, lighting, and security access by card readers

STRUCTURAL:

Conventional steel structure at three different heights.  The steel structure in the lab and workshop area was designed to receive 2 – 10 ton rolling overhead cranes.  The section of the workshop and atelier was specially designed and separated structurally to stop all vibrations and noise transmissions to the offices by the workshops. The structure was designed for a future extension.

ELECTRICAL:

Electrical entry of 600 amps with provisions for a future upgrade to 1,000 amps including all underground conductors and padmount transformer, and metal halide lighting, non-reflective lenses.  “Daylight type” florescent fixtures in office space.  Incandescent recessed fixtures for the conference rooms.  Underground conduits on pedestals to supply the conference room tables.

PARTICULARITIES

The project was located in a new section of the Magog industrial park.  Therefore, the work was begun prior to the actual road access being installed, and a temporary road was built for construction access. Also, as it was a “Fast-Track” project, the construction began prior to completion and coordination of all working drawings.  Nevertheless, the overall original budget was maintained to within 2.5%.

Metal sandwich panel system with continuous perimeter girts at 4 feet High. Two 16’x22’ overhead garage doors.

STRUCTURAL:

Reinforced steel structural slab of 13” thick to support 10,000 lb. per sq.ft. of live load (steel coils stacked to 20 ft high). Two rolling overhead crane structures – totally (separate columns) independent of the main structure to support 40 tons live – load each. Design provisions for future extension on columns and foundation. Complete decontamination of 5 ft. deep soil. Complete and separate de-watering system under the slab to evacuate an underground spring, linked to a drainage system, and double sump pumps in pits (on independent generator system).

Gaz forced-air heating units with a system of carbon monoxide and diesel vapor evacuation system inter linked – with a high intensity evacuation system.

This project consists of a new building construction of 42 condominiums on 6 floors, with 1 level of underground parking and a structural ground floor slab.  The other floor slabs are prefabricated concrete and the exterior walls are also prefabricated concrete.  These walls are a “complete system” from exterior stone finish to interior gyproc.  The project had been designed originally as a conventional slab and wall system and TRIDÔME re-designed it with the architect to provide a more economical “turn-key” project.

PARTICULARITIES

The particularity of this project is that the developers decided to change the plans just before the construction was to begin (modified from a conventional structure to a prefabricated structure and facades).  Thus the necessity to work on a "fast track" basis while respecting the budget and the initial amount of the signed contract.  The entire project was erected over the winter.

TRIDÔME INTERNATIONAL DEVELOPMENT CORP., a subsidiary of TRIDÔME GROUP, concluded a partnership agreement with a concrete sandwich-panel manufacturer, in 1995. Sandwich-panel technology has been recognized since the early 1980's as being the most efficient, rapid and economical of all the prefabricated housing products on the market. Both the products and the technology are used and have been homologated in a number of countries, such as France, Romania, Costa Rica, Argentina and Mexico.

The walls are composed of two lightweight concrete sandwich panels on metal (steel, aluminum, etc) or treated wood structure, incorporating polystyrene beads. The space between the panels is injected with hi-density polyurethane foam providing not only structural stability for single storey homes, but also a high level of thermal insulation.

One of the major advantages of this composite sandwich-panel is the fact that a 50-m2 home is constructed and ready for occupancy within one week. In addition, the homes offer the highest level of protection against seismic movements, hurricanes and tornadoes. These homes are even totally impervious to insects and troublesome vermin generally found in countries with hot weather.

SPECIAL FEATURES

 

ARCHITECTURAL

From the main façade and entry from Autoroute # 440, there is a glass curtain wall to match the existing.  There are spacious commercial areas for rent with glass frontages on the 2nd floor with access to the ground floor and mezzanines, all of which also houses the administration of the food warehouse.  The entire space is glazed throughout.

 

STRUCTURAL:

Steel structure of columns and beams conceived for the clear height to be at 40 ft in the warehouse, as well as the complete reinforcing of the existing structure in order to accommodate the additional snow accumulation from the height of the new portion. Slab-on-grade with hardener and fibers to support the heavy loads of the racking and all the moving equipment.  The slab was designed with "zero tolerance" due to the high reach of the owner’s fork lifts. Therefore, the slab was poured "dead-flat," with a highly precise lazer screed machine.

 

MECHANICAL:

Main building heated by suspended gaz-fired units, air conditioning only in the chocolate storage area. There was a special sprinkler system installed in the warehouse area due to the high racking requirements.

 

ELECTRICAL

New electrical entry of 600 amps including all underground conduits and transformer on base.  All lighting in the warehouse was “Hi-Bay” metal halide for the distribution area.

 

CONSTRUCTION TIME:

8 months

 

PARTICULARITIE

During the course of the construction; there were several and significant modifications made by the owner, which TRIDÔME performed always respecting the initial schedule. In addition, all the construction in the existing building was required to be performed without interrupting the owner’s distribution operations. Therefore, all this work was coordinated directly with the owner and was performed in multiple phases to minimize the disturbance. Special temporary protection measures (against air and dust infiltration) were erected to separate the work areas. The use of high efficiency HEPA filters was required to protect all the food products.

Multi-storey hi-rise steel and concrete extension. This extension involved "High-End" finishes and specialized glass and canopy designs. A new elevator was added serving 13 floors and 3 basements. A complete renovation of the existing air conditioning and heating system was done. A complete new sprinkler system was added throughout. The entire existing cafeteria was demolished and the new extension incorporated a new "glass enclosed" 2 "clear storey" cafeteria Extensive and meticulous coordination with the owner's operations was required, as the existing facility was a hospital type re-habilitation center. No dust, or noise or interruption of daily activities was permitted.
